We would like to take this opportunity to introduce you to our company. North Idaho Rental Company, Inc. is an insured, full service property management company with a highly regarded reputation. Many of the property owners we work for are attorneys, doctors, realtors and business owners who have been with us many years. Were we not reputable and did not provide quality service to those clients, they would not have stayed with us over the years.

We have been doing business in Northern Idaho since October of 1992. Currently we have six full time people on staff with over 36 years of residential and commercial property management experience between them. All are fully versed in the current federal and state laws governing rental properties. Our services include:

1. Renting your property
   1. Writing and placing ads (at owner’s expense)
   2. Screening potential tenants; reviewing credit and previous as well as current rental and employment histories. We also run complete credit, eviction, criminal and sex offender reports.
2. Collecting the rent
3. Paying all bills including mortgage payments, taxes and insurance premiums, if desired
4. Maintaining your property and providing quality repairs at the lowest possible cost to you. We shop the job for whatever labor and materials are needed
5. Upon the rare occasion that a problem arises, we will go to court on your behalf
6. Mailing out a detailed financial statement every month as well as at year’s end for your tax preparation
7. Promptly disburse net rents to you.

All of these services are performed for only 10% of the gross monthly rent for a single property. Should you have more than one property, the management fee would be negotiated. As we also own properties, we have the understanding and concerns that you as a property owner may have.

We advertise our available rental properties in the Coeur d’Alene Press as well as in the Nickel’sworth. Updated listing sheets are also given to the Coeur d’Alene Chamber of Commerce and are included in their relocation packages.
