Thank you for your interest in our rental and lease properties.  Please complete the Application and Disclosure Agreement forms legibly.  Attach a check or money order for $30.00 per individual over 18. This is required to run complete Credit, Eviction and Criminal reports and is a non-refundable application-processing fee.  If you feel we should be aware of any additional information that was not requested in this application, please attach an additional letter or note.

Upon approval of your application, the following is required:

  1. Security Deposit in Cash, Cashier's Check, Money Order or personal check.
  2. A signed lease.
  3. All persons living or staying at the residence must be present at the time of signing and must also sign.
  4. A copy of a current Driver’s license, State issued ID or Military ID for all individuals listed on the lease.

Additional Information: 

  • There is a $200.00 pet fee for each pet that is refundable upon approval by North Idaho Rental Company.

About North Idaho Rental Processes and Requirements
     
1.  

Each applicant application must be filled out completely.
(Any incomplete application will be returned to you for completion or a satisfactory explanation)
2.   We must screen each applicant who will move into the property and who is over the age of 18 years.
3.   We must also verify your identity with picture ID
4.   All information must be verifiable.
(If we cannot verify previous landlords and address, employment or any statement on your application, it may be rejected.)
5.   You must have sufficient income.
(The total of your monthly income must be a minimum of three times the amount of the rent.)
6.   You must show proof of income at your present job or proof of income from another source.
7.   You must pay an application fee of $30.00 per individual over 18 years of age.
(This is non-refundable if we process your application and it is denied or you decide not to rent the property.  If we accept another tenant before we have processed your application, your fee will be refunded to you.  We process applications in the order they are received.)
8.   We will run a credit, criminal, eviction and sex offender check on you.
9.   If accepted, you must sign a rental agreement which spells out your responsibilities as a tenant and ours as a landlord.
10.   Your application may be denied under one or more of the following circumstances:
  1. If you have had a Felony or an Eviction filed against you.
  2. A judgment for financial delinquency appears on your credit reports, whether satisfied or not.
  3. You have unpaid collections.
  4. You have any debts which are more than 60 days past due.
  5. We receive a reference from a present or previous landlord which reports that you:
    1. Were disturbing neighbors
    2. Were gambling, engaging in prostitution, drug dealing, or manufacturing drugs
    3. Did excessive damage to the property in excess of normal wear and tear
    4. Were violent or made threats to the landlord or to neighbors
    5. Moved without proper notice
  6. We are unable to verify landlord, employer, or other source of income.
  7. We are unable to contact and verify any reference within three attempts.
  8. You misrepresented any information on the application.

If you are accepted as a tenant and we discover later that you misrepresented any information on your application, your tenancy could be terminated immediately.
